Definitions
These Terms and Conditions were agreed upon by the owner of Los Lauzerts or a person appointed by the owner to represent him - hereafter referred to as 'Los Lauzerts' - and the person who rents the accomodation and all other persons who are present in the accomodation - hereafter referred to as 'the renter'.

Rental period
The accomodation is offered for holiday rental subject to confirmation by Los Lauzerts to the renter for a duration specified in the rental contract.

Reservations
To reserve the accomodation, the renter should complete and sign the booking form and send it to Los Lauzerts together with payment of a deposit of 25% of the total rental due. Following receipt of the booking form and deposit, Los Lauzerts will send a confirmation statement. This is the formal acceptance of the booking and the rental contract.

Balance of rent
The balance of the rent is payable not less than 30 days before the start of the rental period. Reservations made within 30 days of the rental period require full payment at the time of booking. Only a written agreement from Los Lauzerts can change these conditions (for example, payment on arrival).
Price includes all charges : bed sheets, toilet linens, electricity, water, heating .....

Cancellation by the renter
Any cancellation should be notified to Los Lauzerts by registered mail. In event of cancellation by the renter, the following penalties will be charged:
* more than 30 days before the start of the rental period: 45 euros.
* 30d - 21d before the start of the rental period: 25% of the total rental due.
* 20d - 8d before the start of the rental period: 50% of the total rental due.
* 7d - 3d before the start of the rental period: 75% of the total rental due.
* 2d - 1d before the start of the rental period: 90% of the total rental due.
* no presentation the day of arrival: 100% of the total rental due.
In case of the rental period to be shortened by the renter, the total amount of the rent will be kept by Los Lauzerts.

Cancellation by Los Lauzerts
In event of cancellation by Los Lauzerts, Los Lauzerts will refund all sums previously paid in respect of the rental period, except in case of adverse weather conditions, riot, war, strike or other matters beyond the control of Los Lauzerts.

Arrival and departure
The rental period shall commence at 4pm local time on the first day and finish at 10am local time on the last day. Los Lauzerts shall not be obliged to offer the accommodation before the time stated and the renter shall not be entitled to remain in occupation after the time stated. State of the accomodation An inventory of the accomodation is made by Los Lauzerts, in presence of the renter, at the beginning and at the end of the rental period. The inventory shall be the only reference in case of complaint. The accomodation must be maintened by the renter and left in a clean and tidy condition. In case gite is not cleaned before departure, an indemnity of 30 euros (gite 2 and 3) or 45 euros (gite1) will be due.

Security deposit
On arrival, a security deposit of 75 euros will be paid by the renter to Los Lauzerts. This sum will be refunded on the departure, after inventory, less the cost of any repairs or replacements if necessary. In case of departure of the renter before the last inventory, the deposit, less the cost of repairs or replacements, will be refunded to the renter by Los Lauzerts by mail within two weeks.

Use of the accomodation
The renter agrees to be a considerate tenant and to take good care of the accomodation. The maximum number of persons to reside in the accomodation shall not exceed the stated number.

Insurance
The renter is recommended to arrange a comprehensive travel insurance policy (including cancellation cover), and to have a full cover for the party's personnal belongings, public liability, etcetera. The renter cannot lay any claim on any insurance of or by Los Lauzerts.

Dispute
 Any dispute or complaint by the renter concerning the stay should be submitted to Los Lauzerts by registered mail within 7 days after the end of the rental period. If the renter and Los Lauzerts cannot reach agreement, the local French law court will be the only competent court.

Validity
The rental contract is subject to these Terms and Conditions.
